Why more and more people choose to invest in Melbourne property?

According to The Australian, many data from multiple real estate sites have shown that Melbourne, in the past two years, has become the most popular city for Chinese real estate buyers in Australia.

According to the data from Juwai.com (China’s overseas real estate website ), the first 7 months of this year, more than 40% of all the inquiries on the Australian residential market are related to Melbourne, which is  more than the proportion of  35.6% a year before. In contrast, Sydney only attracted 17.5% of the inquiries, just slightly higher than last year.

2Jane Lu, the business director of Australian market in Juwai.com said, in the first half of the year 2017, the demand for Melbourne property grew by 13.3% compared with the first half year of 2016, and she believed the demand was still strong.

“We believe that the future demand for Australian real estate will not be reduced. Chinese buyers take overseas property, especially property in Australia, as a safer and smart investment.” Lu said.

According to Lu Zhen, the most favored suburbs by Chinese buyers in Melbourne are CBD , Southbank, Point Cook and Tarneit in Western Melbourne, and Preston.

At the same time, the search data of people with Chinese IP address visiting the Australian real estate site realestate.com.au, also confirmed the above trend.

The data show that in July the site had more than 390,000 searches about Melbourne. At the same time, the search for Sydney is nearly 17,000 times, down 15% over the same period last year.

Real estate industry brokers believe that the reason why Melbourne can attract Chinese buyers are that, in addition to the factor that it is rated as the world’s most livable city, the city has a lot of popular schools, which can provide excellent education. And the Melbourne property is more affordable compared to Sydney.

1据中国海外房地产网站居外网(Juwai.com)数据显示,今年前7个月,在居外网对澳洲住宅市场的询问中,超过40%的问询是以墨尔本为主,高于一年前的35.6%。相比之下,悉尼只吸引了17.5%的问询,略高于去年。

2对此,居外网澳洲业务主管卢珍(Jane Lu,音译)表示,2017年上半年对墨尔本房产的需求,较2016年上半年增长了13.3%,且她认为需求依然强劲。

“我们认为未来对澳洲房产的需求不会减少。中国买家认为海外尤其是澳洲地产,是一种更安全与聪明的投资。”卢珍称。

据卢珍介绍,最受中国买家欢迎的墨尔本街区,是公寓林立的墨尔本CBD与内城区Southbank、西部郊区Point Cook与Tarneit,以及中环北部街区Preston。

与此同时,使用中国IP地址访问澳洲房地产网站realestate.com.au的搜索数据,也确认了上述趋势。

数据显示,7月该网站有超过39万次搜索是关于墨尔本。同时,关于悉尼的搜索为近1.7万次,较去年同期下滑15%。

房产行业的经纪人认为,墨尔本能够吸引中国买家,除了被评为世界最宜居城市的因素外,还因为该市有很多受欢迎的学校,教育质量优良。而且相比悉尼,墨尔本物业的可负担性较好。
