A lobby is the central link between an apartment that is essentially divided into two halves. Trying to give a 100 per cent accurate orientation of rooms is almost impossible here, such is the sweep and scope of the floor plan, but to the more north-westerly end, you’ll find the bedroom section.

Head south-easterly and the flowing footprint accommodates the living-kitchen-dining areas.

Those are faithful indicators of function and location – but the prosaic nature of descriptors like “living room” and “bedroom” renders flat the quite stunning panorama beyond the windows of each and every space.

The bay, river, bridges and spires unfold in a rich tapestry.

It’s showstopping up here. The near diamond shape of the floor plan allows expansive views at every turn.

Heading to the south-west there’s a gorgeous bedroom with vistas that span from the more recent towers of Melbourne’s riverside to the bay, the Bolte and Docklands.

Then you get to the en suite. Although every room here is superb in and of itself, the views are obviously the things that capture you, and this en suite can hold its own in the spectacle stakes.

That’s no doubt in large part due to French mosaic artist Mathilde Jonquiere’s astonishing circular frescos on the bathroom walls. Intricate, colourful swirls are mesmerising, against the matt stone finishes and travertine flooring.

Head back to the central linking passage and there are two further bedrooms on the north side. The first is designated the guest’s suite and offers another vast living area and dazzling stone en suite. Views, of course, come with the room.

Another bedroom lets you see something hardly ever seen: the tip of the Arts Centre spire.

Rolling out into the main open-plan living area is a treat. The formal dining room is well-sited next to the kitchen and introduces the splendid Magny Le Louvre limestone flooring that crisply flows across this section.

Drag yourself away from the windows and you’ll appreciate the soberly handsome central kitchen – a dramatic dark stone anchor amid all that glorious city light.

Beyond this area to the south side is a broad informal space with another stone bench and amenities that could easily create a family room or breakfast bar area.

In front of you are two living areas separated by a tall unit and each facing a splendid pointed prow that arrows off into the astonishing panorama.
